In dealing with a potential tenant, it is best to understand their needs and come to an agreement. Therefore, it may be a good idea for you and your agent (if any) to get creative with the tenant to make a deal that works for both parties. In the case of a full or gross lease agreement, the rental price includes all business management expenses. Any operating costs or property taxes are already taken into account in the basic rent. The lessor may, however, expressly reserve the right to pass on future increases in operating costs to the tenant.
